Cancellation Policy

Payments: A 30% deposit (including on the service charge) is charged at the time of booking. The remaining 70% balance is charged at 60 days before arrival. If the balance is not paid by 7 days after the due date, the booking may be cancelled and the deposit is forfeited. Payments accepted via bank transfer, QR PromptPay, credit card, or PayPal.

Cancellations: The 30% deposit is forfeited if cancelled by the guest more than 60 days before arrival. 100% of the total is forfeited if cancelled within 60 days of arrival or for No Shows. A courtesy partial refund of up to 70% of the total booking amount may be provided if we are able to secure another reservation covering the stay dates.

Modifications: Date amendments prior to check-in will incur loss of all prepayments for the cancelled nights. Early departure after check-in will incur the full reservation charge.

Additional rules information

Service Charge: A 10% service charge is applicable to all bookings, and is automatically calculated and included in the final rate offer. Service charges are not refundable for booking cancellations. Extra Person Policy: The base rate includes up to 4 people in this unit. Up to 1 extra person (not including babies) allowed per unit with a required extra bed charge. Each extra bed or baby cot is for one person. We do not allow guests to use room furniture for sleeping in lieu of extra beds or baby cots, and an extra bed is required for a 5th occupant except as stated in our child policy. Child Policy: One child age 3 years and younger can stay free in each king bed with adults. Additional children, or children over 3, count as adults, and an extra bed is required if exceeding occupancy limits. Baby cots (cribs) and extra beds are subject to daily use fees. Guest Use: Only registered guests may stay overnight. Additional guests after check-in are subject to the maximum occupancy rules. Violations will result in booking cancellation without refund. The main guest for the booking is responsible for all additional guests. Only registered guests may use the swimming pool, garden, relaxation area, sun loungers, and beach umbrellas. Our outdoor facilities can be used 24 hours a day, but quiet hours are enforced from 22:00 - 8:00 (10PM-8AM). Damage Fees: All units are inspected at check-out for any missing contents, damages or breakages. The expected cleaning, repair or replacement cost is charged, except for normal wear and tear. Check-in/out Time: Check-in begins at 14:00 (2PM). Check-out is by 12:00 (Noon). Early check-in/late check-out is subject to availability by prior arrangement, and may incur a surcharge. We require guests to inform us in advance of their expected arrival and departure time in order to coordinate check-in/out procedures.
